How Much Does a Basement Finishing Cost in Cache Valley?
Basements are the best value per square foot we build — the foundation, the roof, and the walls are already paid for. The costs that surprise people are the ones you cannot see: moisture control, egress cutting, and the plumbing required to put a bathroom below the sewer line.
These are ranges, not quotes — a real number comes from walking your house and writing the scope.
Most projects land between $120,000 – $180,000
Typical timeline: 3 – 5 months · Scope assumed: 1,200 – 1,800 sq ft, 2–3 bed, 1–2 bath, living area, kitchenette
What Drives Cost Up
- An egress window cut through the foundation wall, plus well, ladder and drainage — $3,750 to $7,500 each.
- A bathroom that needs an ejector pump, or trenching and re-pouring the slab for gravity drainage.
- A wet bar or second kitchen, which brings plumbing, dedicated circuits, venting, and cabinetry all at once.
- Moisture remediation: interior drain tile, sump work, or exterior grading corrections before framing starts.
- Low ceilings that force relocating ductwork and plumbing to preserve height instead of soffiting over it.
What Drives Cost Down
- A dry basement with existing egress and adequate ceiling height — the three biggest sources of surprise.
- Skipping the bathroom, or roughing in the plumbing now and finishing the bath in a later phase.
- Leaving the utility area and storage unfinished rather than finishing every square foot.
- Luxury vinyl plank throughout instead of tile and carpet with transitions between zones.
- An open rec room layout rather than several small rooms, since walls, doors, and trim add up fast.

What Each Level Actually Includes
Not marketing labels. These describe real scope differences.
Open rec room, roughly 800 to 1,000 square feet. Framing, insulation, drywall, LVP flooring, recessed lighting, one closet, and paint. No bathroom, existing egress.
1,000 to 1,300 square feet with a rec room, a bedroom with a new egress window, a full bathroom, a storage room, and upgraded lighting and trim.
1,300+ square feet with two bedrooms, a full bath, a wet bar or kitchenette, a media room with sound treatment, a gym area, custom built-ins, and mechanical rerouting to preserve ceiling height.
Questions We Get About Price
Typically $60 to $95 per finished square foot here, versus $280 and up for an addition. That gap is why we tell people with an unfinished basement to look down before they look out.
Usually yes, since finished square footage is assessed differently than unfinished. Cache and Box Elder County both pick it up through the permit. It is worth a call to the assessor for your specific numbers before you decide on scope.
No, and often you should not. Leaving the mechanical room and a storage area unfinished saves real money and gives you somewhere to put the Christmas bins. We can also rough in plumbing now and finish a bathroom later.
Between $3,750 and $7,500 installed, depending on wall thickness, whether we are cutting concrete or block, and how much excavation and drainage the well needs. It is required for a legal bedroom, and it is the line item people most often forget when comparing bids.
