What Is the Process of Remodeling a Home From Start to Finish?

What is the process of remodeling a home from start to finish? It's one of the most common questions we hear from homeowners across Cache Valley and Northern Utah who are thinking about a project but aren't sure what to expect once they pick up the phone. The process has more steps than most people realize — and understanding each one before you start makes the whole experience less overwhelming and more manageable. Here's exactly how we walk through it, from your first call to one year after handover.

Step One — Reach Out and Get a Ballpark

Every project starts with a conversation. You reach out, we talk through what you're thinking — what space, what scope, what goals — and we give you a ballpark estimate based on what you've described.

This isn't the final number and it isn't a binding quote. It's a starting point so you can get a general sense of whether the project makes sense for your budget before we invest more time on either side. Some homeowners hear the ballpark and are ready to move forward. Others need to adjust their scope or revisit their timeline. Either outcome is useful — and it's a much better place to find that out than after a full on-site consultation.

Step Two — Paid On-Site Consultation

If the ballpark makes sense and you want to move forward, we schedule a paid on-site consultation. This is where the real planning begins.

I come out to the property in person, walk the space, take measurements, and photograph everything relevant to the project. That site visit gives me a real understanding of what the project actually involves — the kind of understanding that a phone conversation simply can't provide. The information I gather goes to my subcontractors so I can get their input and pricing as part of building the full estimate.

The consultation is paid because it represents a significant investment of time and professional expertise. The deliverable isn't a rough guess — it's a detailed plan and accurate pricing built from real measurements and real conditions on your specific property.

Step Three — Plans and Pricing

Once I have everything from the site visit, I build out the project plans and full pricing. This is where we get into the real numbers — materials, labor, timeline, and scope in detail.

We go through it together. We make sure everything lines up with your goals and your budget. If adjustments need to be made to scope or finishes to hit a budget target, we work through those at this stage — before anything is locked in. When you're ready to move forward, we sign a residential agreement that outlines exactly what's included and what the project will cost.

Step Four — Permitting and Material Ordering

Once the residential agreement is signed, that's when we reach out to the city about permitting. It's worth being transparent about why the process works this way. We can't begin the permitting conversation on your behalf until the scope is finalized and agreed upon — the city needs project details that only exist once everything is locked in.

Plan on a minimum of two weeks for permits on most projects. More complex scopes can take longer depending on the city and the nature of the work. While permits are processing, we're not sitting still. We're ordering materials, coordinating subcontractor schedules, and getting everything lined up so we're ready to move the moment permits are approved.

Step Five — Construction

Then we build. Every project looks a little different at this stage depending on the scope and the space. Some start with demo. Some involve excavation. Some go straight into framing and rough-ins. The sequence is determined by what the project requires and what the most efficient path to completion looks like.

What stays consistent across every project is how we manage it. We coordinate the trades, keep the sequencing tight, and communicate with you when something changes. You always know where things stand. We move the project forward phase by phase — framing, rough-ins, inspections, insulation, drywall, finishes — until we reach substantial completion.

This is the longest phase of the process and the one where clear communication matters most. We stay in touch throughout so there are no surprises on either side.

Step Six — Closeout and Handover

When the work is done, we do a full walkthrough together. We go through everything room by room, make sure every detail is right, and address anything that needs attention before we call the project complete. Then we hand it back over to you.

This walkthrough matters to us as much as it does to you. It's the moment where everything we planned and everything we built gets evaluated against what was promised. We don't consider a project done until that walkthrough is complete and you're satisfied with the outcome.

Step Seven — Thirty Day and One Year Follow Up

We don't disappear after handover. We follow up at thirty days to make sure everything is performing the way it should — that finishes are holding, systems are working, and you're happy with the outcome. And we check back in again at one year.

A remodel is a significant investment. The work we do should hold up long after the last tool leaves the job site. Our reputation in Cache Valley is built on projects that stand the test of time — not just ones that look good on handover day. The follow up is how we make sure that's always the case.

Frequently Asked Questions

Why is the on-site consultation paid?

The on-site consultation represents a significant investment of time and professional expertise. During that visit we take detailed measurements, photograph the space, assess existing conditions, and gather everything needed to build an accurate project plan and pricing. That deliverable has real value — it's not a rough estimate based on a phone call, it's a detailed plan built from real conditions on your specific property. The consultation fee reflects that.

Why can't permitting start before the residential agreement is signed?

The city requires specific project details to begin the permit review process — details that only exist once the scope is finalized and agreed upon. Until a residential agreement is in place, the project scope isn't official and we can't represent it to the city on your behalf. Signing the agreement is what makes the project real from a permitting standpoint and allows us to move that process forward.

What happens if something unexpected is found during construction?

We communicate immediately. If we open a wall and find something that wasn't visible at estimate time — outdated wiring, plumbing issues, moisture damage, structural concerns — we document it, walk you through what we found, and discuss the options before any additional work is done. That's why we recommend building a 10 to 15 percent contingency into every project budget. It gives us room to address discoveries without stopping the project or creating financial stress mid-construction.

No pressure. Just clarity.
