One Contract, First Sketch To Final Walkthrough
We are a design-build company, which means one contract covers both the drawings and the build. That sounds like an organizational detail. In practice it is the difference between one phone number and three, and between a problem getting solved and a problem getting argued about.
The traditional way splits it: an architect or designer draws it, you take those drawings out to bid, a builder wins the job and starts finding things in the drawings that do not work. Every one of those becomes a change order, and you are standing in the middle deciding who is right. Design-build puts the person who has to build it in the room while it is being drawn.
We do six things. We do them on houses across Cache Valley, our prices are published on this site, and if your project is not one of these we will tell you rather than take it anyway.

Layout first, finishes second. Most of ours land between $40,000 and $60,000.

What We Do Not Do
A short list, and we would rather you know now than three weeks in.
Outdoor living, decks and hardscaping
We do not build them. Maybe later, but not today, and we are not going to subcontract something we cannot stand behind.
Roofing, siding or windows on their own
As part of a larger project, yes. As a standalone job, a specialist will do it better and cheaper than we will.
Handyman work and small repairs
A door that sticks or a leaking faucet is not a job we are set up for. You want somebody who can be there tomorrow, and that is not us.
Acting as a sub on someone else’s job
If you are running the project yourself and want us for one trade, we are not a fit. We do not sub into another schedule.
Questions We Get Asked
One contract, one point of contact, and the builder involved while the design is still on paper. It removes the gap where a designer hands over drawings that turn out to be expensive or impossible to build, and it removes the argument about whose fault that is.
Usually, yes — a single bathroom, a kitchen on its own, a basement. What we do not do is take one trade inside a project somebody else is managing. If you want a kitchen done properly and you want one company responsible for it, that is exactly our work.
It depends on what is actually bothering you, and those are often different things. Our Project Finder Quiz asks about the symptom and the cause separately, which is usually enough to point you at the right one in about a minute.
Yes, and we price them differently. Anything pre-1990 carries more risk behind the walls, so we hold ten to fifteen percent back for what turns up. Older Providence and Hyde Park homes are where that matters most.
