Whole home numbers land where they land mostly because of how much of the house you are actually touching. Finishes only is one project. Finishes plus systems plus structure is a different project with a different number, even if the house looks the same from the street.

These are ranges, not quotes — a real number comes from walking your house and writing the scope.

What Each Level Actually Includes

Not marketing labels. These describe real scope differences.

Refresh
$50,000 – $70,000

Cosmetic-plus. New flooring, paint, trim, doors, lighting, and hardware throughout, a mid-range kitchen and one bathroom, with minor electrical updates. Floor plan and systems stay.

Mid-Range
$70,000 – $120,000

Where most of ours land. Everything above plus a reworked main-level plan, one or two walls removed and beamed, two to three bathrooms, panel upgrade and partial rewire, new HVAC, and some window replacement.

High-End
$120,000 – $200,000+

Down to the studs. Full mechanical replacement, structural changes across both levels, new windows throughout, custom cabinetry and millwork, vaulted or raised ceilings, and a primary suite reconfiguration.

Per square foot, renovation is usually a bit less than new construction here — but not always, and never on a house with structural or moisture problems. What renovation actually buys you is the lot, the trees, and the location, which is why people do it.

Not from a walkthrough. We do a paid pre-construction phase: measure the house, produce drawings, price the real scope with subs, and hand you a detailed written scope with a firm price. That fee credits toward the project if you build with us. A number from a one-hour visit is a guess, and guesses become change orders.

Ten percent minimum on a house built after 1990, and 15 percent on anything older. We would rather you hold the money and not need it than need it and not have it.

For phased work, sometimes. For a full renovation we will tell you it is a bad idea — dust, no kitchen, no heat during changeover, and a schedule that stretches because crews are working around a family. The extra rent is usually cheaper than the delay.
