If that estimate feels like it’s within your budget, we’ll schedule an on-site consultation to take measurements, create a 3D scan of the space, and develop a clear scope of work. From there, we can put together accurate numbers, finalize details, and prepare the project for design, engineering, and permitting as needed.

How long does it take from the first consultation to the start of construction?

That timeline varies by project. Most homeowners can expect at least a few weeks between consultation and construction start — often longer if permits, engineering, or special materials are involved. Subcontractor schedules also play a big role, and the time of year matters too. For example, exterior projects may need to wait for suitable weather, especially during the winter months in Northern Utah.

Do you offer in-person consultations, and is there a fee?

Yes. After we’ve confirmed that the project aligns with your budget range, we schedule an in-person consultation at your property. This is an in-depth visit that usually lasts several hours, during which we discuss finishes, measure the space, and build out the full scope of work. The consultation includes a $500 fee — this helps protect the time and research we dedicate to creating a detailed estimate and project plan, and is credited to your project should you accept.

Who handles design and plans — do you work with architects or designers?

Accepted Answer

We handle most project planning in-house and partner with engineers to ensure all plans meet structural and code requirements. If your project requires architectural design or interior design services, we can coordinate with trusted professionals. However, many homeowners already know the look and layout they want — in those cases, we can move forward without a separate designer.

Do you help with permits and inspections?

Yes, absolutely. We manage all permitting and inspection coordination from start to finish. While the permit costs themselves are billed directly to the homeowner, we handle all the paperwork, scheduling, and on-site coordination with inspectors. You won’t have to lift a finger when it comes to city or county requirements.

How often do you communicate with clients during the project?

Communication is one of the cornerstones of how we operate. We provide consistent updates throughout every phase — scheduling, change orders, material selections, and design discussions. You’ll always know what’s happening and when. Our goal is to keep you informed, comfortable, and confident throughout the entire process.

What happens if there are changes or surprises during construction?

Any work outside the original scope requires a formal change order per our company policy. We charge a flat $250 change order fee for any adjustments, whether due to unforeseen issues or homeowner changes. Depending on the situation, work may be billed at a flat rate, or time and materials may be used — always with full transparency and prior approval.

Do you take on smaller projects, or only full remodels and additions?

While our focus is on larger remodels, additions, and ADUs, we do occasionally take on smaller projects — typically those in the $10,000 to $20,000 range. These can be great short-term projects with quick turnaround times. Ultimately, we evaluate every project individually to ensure it’s the right fit for both the client and our schedule.

What areas do you serve in Northern Utah?

We serve homeowners across the entire Northern Utah region — from the Idaho border down through Cache, Box Elder, Weber, Davis, and Salt Lake Counties, and as far south as Provo. Our service areas are all listed on our website. For larger or full-scale remodels, we’re often willing to travel beyond our normal radius.

Because Salt to Summit operates as a full-service general contractor, our schedule is flexible enough to accommodate new projects throughout the year. The main factors affecting start dates are subcontractor availability and material lead times. We’re usually able to fit clients into our schedule without long delays, but high-demand trades or specialty materials may extend timelines slightly.
